1 Decide on Your Investment
Before getting into the Buying process, you need to decide what your purpose of buying is; it is important for us to know what you are looking for. Whether a residence or a pure investment opportunity, once you know your primary reason of buying. Options Real Estate will assist you in sourcing the right property based on your requirements.
2 Find the Right Property
With over 1000 sale properties consistently available our consultants will assess your property requirements and match suitable properties to you using their expertise and skills. Different areas and locations have different pros and cons. You have the option of buying freehold or leasehold properties. Some areas offer higher capital gains and some offer higher rental incomes. Again, your agent at Options Real Estate will be the best to advise you.
3 Arrange Financing
You are either a "cash buyer" or a "finance buyer". If you are purchasing unfinanced you must ensure your funds are available in Dubai or can be transferred immediately upon you finding the property you wish to purchase. If you wish to use finance for your purchase you must first obtain a pre-approval (a mortgage in principle), we can assist you achieving a loan from a Bank or a financial institute. We have tie-ups with many banks as well as individual mortgage brokers, who will assist you in finding the best rates in the market.
4 Accompanied Viewings
Our dedicated property consultants will accompany you to view the properties you have shortlisted. All viewings are accompanied by our area specialist property consultants who will provide you with full area brochures informing you of all amenities, facilities, schools, shops and even eating out experiences within your chosen development. Whether it's on the weekend or in the evening times, we will ensure that we will try and arrange according to your convenience.
5 Make An Offer
Once you have found your perfect property your assigned property consultant will negotiate you the best price and most convenient transaction to suit both parties. When making a property offer you may be asked to present a security deposit cheque, this is equivalent to 10% of the net purchase price you are offering and will not be en-cashed at this stage and will be held with Options Real Estate. We will guide you on what kind of offer may be accepted and we will try our best to get you a great deal.
6 Offer Accepted
Upon your offer being accepted our Memorandum of Understanding (MOU) contract will be prepared. This contract outlines the terms, conditions and costs of the sale. You will be required to sign this legally binding agreement and your 10% deposit will be held with the Agency for the duration of the contract.
7 Sale and Purchase Agreement
We will now manage the sale process from signature through till transfer of ownership. Our team will take care of all of the process involved and will coordinate with banks, developers, finance settlements, etc. The complete process will take around 30 business days to complete and can be shortened or lengthened depending on circumstances.
8 No Objection Certificate
This is the penultimate stage and is a final permission required before the transfer of ownership can take place. Our agent will coordinate this process and accompany you with the Seller to the master developer to ensure your chosen property is free from encumbrances, the maintenance fees are up to date and the property is in the correct condition required by the developer to sell the property.
9 Transfer of Ownership
Our agent will provide you with a full statement in anticipation of this day outlining the amounts to be paid, the final fees to be settled and the process you will be required to follow. On the agreed transfer date our agent will accompany you to the Dubai Land Department with the seller where the transfer of ownership will take place. On this day the final payments will be released and you or your bank will receive the properties title deed and the properties keys, you will now become the new owner of your chosen property.
10 Congratulations
